Except that a parking space might not be an actual piece of real estate that can be sold.

There is no "we" here. Your daughter has to go to court in California and petition for custody. If you want to participate you can kick in the money for her lawyer.

Yes, it's certainly one-sided in favor of your "client."

Might even be illegally misclassifying you as an independent contractor depending on the nature of the work.

Don't try it. If the LL has half a brain he'll serve you the 3 day pay-or-quit notice, followed by an eviction through the courts, which is not something you want on your background check when you go...
