I wish to inform you that it is a common practice to have a witness to the mortgage document. This serves the purpose to prove the mortgage terms. In this when the documents are signed by notary public it serves the purpose as he is acting as a witness to the agreement. Hence, notary public is sufficient.

To correct the last poster's misinformation, a witness and a notary are two entirely different things.
A witness is one who can attest that you signed certain documents, were in complete control of your faculties, did not sign under duress, and knew what was contained in the documents.
A notary merely acknowledges that you personally appeared before them, you are who you say you are, and you signed a document in their presence. They are witness ONLY to your signature. Notaries are not privy to what the documents actually are, or what information they contain. They cannot ascertain whether or not you were under duress or whether you had control of your faculties. They merely witness your signature and can attest that it was actually you who signed.
No, a witness is not required. A notary is sufficient. In fact, it's usually a notary who sits in and is involved in the signing of mortgage documents during closings.- Quote

Documents needs to be signed by notary public it serves the purpose as he is acting as a witness to the agreement. Hence, notary public is sufficient.
